Ross Commons welcomes Housing Choice Voucher (Section 8) participants and other lawful rental assistance. Using a voucher will not, by itself, be used to deny your application.

Pets

No pet or animal may be kept without prior written approval and a signed pet agreement. A $250 fee per animal applies to any unapproved pet found on the property; repeated violation may be grounds for eviction after proper written notice.

Documented assistance animals (service or support animals) are accommodated under fair-housing law and are not subject to pet fees.

Smoking

Smoking is strictly prohibited inside the rental property and enclosed common areas. A $500 fee applies where evidence of indoor smoking is found, plus the actual cost of smoke-related cleaning or repairs beyond normal wear and tear.

Rent & fees

Rent is due on the 1st of each month. Approved fees must be paid no later than the following month's rent unless a written arrangement is made. Unpaid rent and fees are a material breach of the lease.

If rent remains unpaid, the Landlord will deliver a written Notice to Vacate as required by Texas Property Code § 24.005 before filing an eviction suit. Only a court may order a resident to vacate; the Landlord will not use lockouts, utility shut-offs, or other "self-help" eviction.

Inspections

The Landlord may conduct reasonable interior and exterior inspections after advance notice as required by the lease and applicable law, except in emergencies. You need not be present.
